REFURBISHMENT Rudolf-Donath-Weg

Built in the 1960s and inhabited for generations, the four residential buildings on Rudolf-Donath-Weg in Börnsen carry history within their walls. Now they have been carefully brought into the present day. The energy-efficient renovation ensures that the substance is preserved, values are increased and the ensemble is fit for the future. Insulation, components and façades have been carefully renewed without losing the character of the existing building. The result is a significantly improved energy standard and a new appearance in friendly shades of green.

Efficient project management through integrative planning

The three-storey buildings date back to 1964 and display the typical characteristics of post-war architecture: straightforward, functional, solid. At the same time, they were in dire need of upgrading in terms of energy efficiency. The aim of the renovation was to harmonise living comfort, structural protection and energy savings. To this end, the entire thermal envelope was redesigned – from the façade to the top floor ceiling.

The renovation of the building envelope included a new composite thermal insulation system and insulation of the top floor ceilings and basement ceilings – all completed in record time. Residents were able to remain in their flats throughout the construction period and witness the transformation of their surroundings step by step.

Inside, much remained as usual, but outside, a new approach was taken. The windows were replaced, the entrances modernised and fitted with new entrance elements including intercoms and letterboxes. Striking and identity-defining: two different shades of green structure the façades and mark the entrance areas. These colour accents are continued inside the stairwells – as orientation, recognition features and visual connections.

The shades of green add fresh accents and create an inviting overall look. The colour connects the entrance and stairwell and gives the building a new identity.

A key aspect of the renovation was the replacement of contaminated façade elements: old fibre cement panels and balcony parapets were professionally removed and replaced. The new balcony parapets with matt glass infills give the buildings a clean, contemporary look. Window sills, downpipes and railings were also replaced with durable, modern components, making the building fit for the next few decades.

What remains will be better

The outdoor areas were selectively modified: shrubs were trimmed back, plinth areas were exposed, insulation work was carried out and then backfilled. Work was also carried out on the building services: outdoor lighting, intercom systems and defective radiators were replaced. The existing roof covering was retained, as was the original character of the houses, which remains clearly evident despite the modernisation.

The special thing about this measure is that it is possible to significantly improve homes without fundamentally changing them. And it shows what energy-efficient renovation can achieve.
